Northside Mixed-Income Housing and Mixed-Use Commercial Development

Phase One consists of two distinct developments: a mixed-income housing project and a mixed-use commercial project. These projects will address the need for affordable and market rate housing in the Northside. This will be a new gateway into the Northside that is located on the corner of Howard and College Street. NDG hopes that the new housing and other initiatives will attract new residents to the area to support continued growth and development.

Mixed-Use Development at 501 Howard St.

The first phase is a $14.5M Mixed-Use project consisting of two buildings. One building will be a teaching clinic for The Edward Via College of Osteopathic Medicine (VCOM), the medical school located across the street. The other building will be considered the main building. The bottom floor will house offices for Access Health, NDG, and Births Matters. The upper floors will be mixed-income apartments. The corner of the main building is dedicated to Wofford College’s Community Sustainability program. Wofford’s space will include classrooms, community engagement spaces for students and community partners, with housing located on the floors above. 

The VCOM clinic will be completed later this Fall and the Mixed-Use development will be complete early 2020.


Mixed-Income Housing at 500 Howard St.

Phase One Housing is a $17M mixed-income rental housing development that will include 90 units of 1, 2, or 3 bedroom apartments, 80 units being a mix of affordable housing and 10 units being market-rate housing. The development is being led by NDG’s development partner Spartanburg Housing Partners and constructed by Creative Builders. NHE is the company that will manage this project. Construction has started early August 2019 and will take 18 months to complete.
